NFPA 101: Fire Watch Under the Life Safety Code

NFPA 101 governs occupant safety — means of egress, occupant load, and life safety systems. When those are compromised in an occupied building, a fire watch can become an immediate AHJ requirement rather than a scheduled one.

THE THRESHOLD

Unlike NFPA 25 or 72, Life Safety Code fire watch requirements are often applied at the discretion of the AHJ based on the specific hazard — a blocked or compromised egress path, an occupied building with multiple simultaneous system impairments, or a documented life-safety deficiency found during inspection.

WHO THIS AFFECTS

If this is you, you probably need coverage.

  • Property managers of occupied buildings undergoing renovation
  • Facilities teams responding to an AHJ citation or deficiency notice
  • Event venues with temporary occupancy or egress changes
COMMON QUESTIONS

NFPA 101 in practice

How do I know if my situation falls under NFPA 101 instead of a more specific standard like NFPA 25 or 72?
If a specific system (sprinkler, alarm) is impaired, that standard's threshold usually applies first. NFPA 101 tends to come into play with broader life-safety issues like egress or occupant load, or when an AHJ cites it directly.
Can the AHJ require a fire watch even if no formal threshold has been crossed?
Yes — AHJs generally retain discretion to require a fire watch for any condition they consider an immediate life-safety risk.
